What EPDM is
EPDM is a synthetic rubber membrane that comes in 45-mil, 60-mil, and 75-mil thicknesses. At roughly 0.5 lb per square foot, it adds no meaningful dead load to the structure. The material stays flexible across a wide temperature range, which is why it handles thermal cycling better than many rigid alternatives. Seams are lapped and adhered or tape-sealed. Repairs happen on the roof without touching undamaged sections.

Installation methods
Mechanically fastened. Fasteners and plates drive through the membrane and insulation into the deck. The most common method for re-roofing and recover projects because it does not require a clean, dry substrate to bond to. Wind-uplift tested and code-compliant on steel, concrete, and wood decks.
Fully adhered. Bonding adhesive applied to both the membrane underside and the insulation surface. Smooth finish, no visible fastener pattern, and no thermal bridging through fastener points. Requires a clean and dry substrate; best suited for new construction or clean tear-off projects.
Ballasted. The membrane is laid loose over insulation and held in place by washed river stone or concrete pavers. Lowest installed cost per square, and the ballast protects the membrane from UV and mechanical damage. Requires a deck rated for the additional dead load of approximately 10 to 12 pounds per square foot.
Warranty access that most contractors cannot offer
The highest manufacturer warranty tiers are credential-gated. Carrying the manufacturer’s membrane is not enough. The installing contractor has to hold the right tier status to register the coverage. - JM Peak Advantage Contractor status qualifies Johns Manville EPDM systems for the JM no-dollar-limit warranty covering the complete roofing assembly. An uncertified contractor cannot register this warranty on your behalf.
Transferability matters if you may sell the building before the warranty term ends. A buyer inherits a no-dollar-limit manufacturer warranty instead of starting from zero, which is a real line item on the due-diligence checklist.
