Metalmaster Roofmaster is an employee-owned commercial roofing and architectural sheet-metal contractor based in McHenry, Illinois. Since 1977, our teams have delivered roofing, custom metal, wall-panel, service, and maintenance work across Chicagoland.

Our estimating, engineering, drafting, project management, fabrication, and logistics teams work from one 100,000-square-foot McHenry campus. That includes a 40,000-square-foot sheet-metal fabrication shop. The people who sell and estimate the work can walk into the shop, talk with operations, and see how the details get built.

MMRM installs TPO, EPDM, PVC, modified bitumen, built-up, and standing-seam roofing. We fabricate architectural sheet metal and ACM wall panels in-house. Our union crews work under a full-time safety director, and our current Experience Modification Rate is 0.66.

We are hiring for two separate roles.

Outside Commercial Roofing Sales Representative

Location:
Chicago-area hybrid role serving McHenry, the Chicago metro, and Southern Wisconsin
Compensation:
$90,000-$130,000 base plus uncapped commission
Position:
Full-time

This is a field sales role for someone who knows how to create work, not wait for it. You will build an owner-direct pipeline, develop relationships with building owners, property managers, facility directors, and other decision-makers, conduct site visits, contribute to light quotes and proposals, negotiate, and close.

MMRM gives you more to sell than a roof membrane. Our commercial roofing, architectural sheet-metal, ACM, fabrication, and service teams operate under one company. You can bring a full scope to the customer and hand the work to people who build and install it themselves.

What you will own

  • Generate leads through direct prospecting, relationships, referrals, and field activity
  • Build and manage a real pipeline of commercial opportunities
  • Conduct site visits and document enough scope to move an opportunity forward
  • Prepare or contribute to light quotes and proposals with estimating support on complex work
  • Negotiate and close profitable commercial work
  • Hand a clean, accurate scope to estimating, project management, and operations
  • Track market activity and maintain disciplined follow-up across the territory

What we need

  • A verified record of self-generated B2B sales and pipeline ownership
  • Commercial roofing, building-envelope, waterproofing, architectural-metal, or strong construction-adjacent experience
  • Evidence that you can reach decision-makers, manage a field sales cycle, and close
  • Enough technical judgment to conduct site visits, ask the right questions, and know when to bring in estimating or operations
  • Ability to serve McHenry, the Chicago metro, and Southern Wisconsin

An existing commercial roofing network is valuable, but evidence of how you build business matters more than a list of names.

Senior Commercial Roofing Estimator

Compensation:
$95,000-$130,000 base plus commission and benefits
Position:
Full-time

This is a full estimating desk for an experienced commercial roofing estimator who can take ownership of an active bid calendar. You will read plans and specifications, perform takeoffs, build labor, material, and equipment estimates, control addenda and RFIs, prepare compliant submissions, and hand awarded work to operations with a clear scope and risk record.

The work includes public and private commercial roofing and architectural sheet metal. MMRM’s estimators work close to the people who draft, fabricate, manage, and install the job, all from the same McHenry campus.

What you will own

  • Review plans, specifications, addenda, alternates, and bid documents
  • Perform commercial roofing and sheet-metal takeoffs and quantity surveys
  • Build itemized labor, material, equipment, and subcontractor estimates
  • Manage public-bid and prevailing-wage requirements, including bonds, prequalification, forms, and deadlines
  • Control RFIs, revisions, bid files, and bid-day submission
  • Estimate TPO, EPDM, PVC, modified bitumen, built-up roofing, and metal work
  • Maintain an accurate bid calendar and raise scope, capacity, or schedule risks early
  • Produce clean project setups, job packets, scope details, exclusions, and risk notes for operations
  • Compare completed-job cost with the estimate and apply what you learn

What we need

  • At least 5 years of direct commercial roofing estimating experience
  • Direct responsibility for full bids, not only project management or sales support
  • Public-bid and prevailing-wage experience
  • Strong plan, specification, takeoff, cost-build, and deadline-control skills
  • Production experience with STACK, The EDGE, Bluebeam, or comparable commercial roofing estimating software
  • Ability to work full-time on-site in McHenry
