Metalmaster Roofmaster is an employee-owned commercial roofing and architectural sheet-metal contractor based in McHenry, Illinois. Since 1977, our teams have delivered roofing, custom metal, wall-panel, service, and maintenance work across Chicagoland.

Our estimating, engineering, drafting, project management, fabrication, and logistics teams work from one 100,000-square-foot McHenry campus. That includes a 40,000-square-foot sheet-metal fabrication shop. The people who sell and estimate the work can walk into the shop, talk with operations, and see how the details get built.

MMRM installs TPO, EPDM, PVC, modified bitumen, built-up, and standing-seam roofing. We fabricate architectural sheet metal and ACM wall panels in-house. Our union crews work under a full-time safety director, and our current Experience Modification Rate is 0.66.

We are hiring for two separate roles.

Outside Commercial Roofing Sales Representative

Location:
Chicago-area field and hybrid role serving McHenry, the Chicago metro, and Southern Wisconsin

This is a field sales role for an experienced commercial roofing professional who knows how to create work, price ordinary replacement projects, and close. You will build and own an owner-direct pipeline, conduct roof inspections, develop competitive quotes and proposals, negotiate, and take opportunities through signed contract. MMRM’s estimating team supports large or complex work, but this is not a role for someone who waits for estimators or company-provided leads to create the pipeline.

MMRM’s commercial roofing, architectural sheet-metal, ACM, fabrication, and service teams operate under one company. You can bring a complete scope to the customer and hand awarded work to the people who build and install it.

What you will own

  • Generate commercial roof-replacement opportunities through direct prospecting, relationships, referrals, and field activity.
  • Build and manage an owner-direct pipeline across McHenry, the Chicago metro, and Southern Wisconsin.
  • Develop relationships with building owners, property managers, facility directors, portfolio managers, general contractors, and other decision-makers.
  • Conduct site visits and roof inspections to document scope, materials, labor considerations, and schedule needs.
  • Build competitive quotes and proposals for ordinary replacement and re-roofing work from site visit through signed contract. Bring estimating into large or complex opportunities.
  • Present proposals, respond to RFQs and RFPs, negotiate, and close profitable commercial work.
  • Hand a clean, accurate scope to estimating, project management, and operations.
  • Attend pre-bid and job meetings when required.
  • Track market activity, maintain disciplined follow-up, and share relevant market information with estimating and operations.

What we need

  • Five to ten years of commercial roofing sales experience, or commercial roofing estimating experience with a verified sales record.
  • Evidence of self-generated B2B sales, pipeline ownership, access to decision-makers, and closed business.
  • Working knowledge of TPO, EPDM, PVC, modified bitumen, built-up, and metal roofing systems. Steep-slope experience is a plus.
  • Ability to read roof plans, specifications, and construction documents.
  • Enough estimating judgment to develop ordinary replacement quotes and know when to involve estimating or operations.
  • A valid driver’s license and the ability to work safely on rooftops in seasonal weather.
  • Ability to serve McHenry, the Chicago metro, and Southern Wisconsin.

Existing commercial roofing relationships are a strong plus, but candidates must still show how they create and manage a pipeline.

Compensation and benefits

  • Base salary of $90,000-$130,000, based on experience.
  • Uncapped commission, subject to the written sales commission plan.
  • Seven paid company holidays.

Senior Commercial Roofing Estimator

This is a full estimating desk for an experienced commercial roofing estimator who can take ownership of an active bid calendar with limited ramp-up. You will own the work from plan review and takeoff through completing the estimate and proposal and submitting the bid. This is an estimating role, not project management or outside sales.

The work includes public and private commercial roofing and architectural sheet-metal projects. You will control scope, quantities, costs, RFIs, addenda, revisions, deadlines, proposals, and bid submission. When a bid is awarded, you will complete the estimator work order and hand it off to the production team. Your responsibility for the awarded-job process ends at that handoff.

What you will own

  • Review plans, specifications, addenda, alternates, and bid documents.
  • Perform commercial roofing and sheet-metal takeoffs and quantity surveys.
  • Build itemized labor, material, and equipment costs in STACK, The EDGE, Bluebeam, or comparable software.
  • Manage the full bid cycle, including plan review, RFIs, addenda, revisions, budgets, bid files, proposals, and bid-day submission.
  • Track public opportunities, including DFD, CDB, municipal, and similar work.
  • Complete the estimate and proposal and submit each committed bid on time, or escalate before the deadline.
  • Coordinate with preconstruction and contracts on bonding, insurance, prequalification, forms, and compliance documentation required for the bid.
  • Estimate TPO, EPDM, PVC, modified bitumen, built-up roofing, and metal work.
  • Maintain an accurate bid calendar and raise workload, scope, capacity, or schedule risks early.
  • When a bid is awarded, complete the estimator work order and hand it off to the production team. Estimator responsibility for the awarded-job process ends at that handoff.
  • Compare completed-job costs with estimates and apply what you learn to future work.

What we need

  • At least five years of direct commercial roofing estimating experience.
  • Direct responsibility for public and private bids, prevailing-wage work, bid bonds, addenda, alternates, and hard deadlines.
  • Strong knowledge of TPO, EPDM, PVC, modified bitumen, built-up, and metal systems.
  • Ability to read plans, specifications, and construction documents accurately.
  • Production experience with STACK, The EDGE, Bluebeam, or comparable commercial roofing estimating software. STACK experience is preferred.
  • Ability to manage several live estimates and deadline-controlled submissions without losing track of details.
  • A valid driver’s license and the ability to travel to job sites when needed.
  • Ability to work full-time on-site in McHenry.

Compensation, benefits, and work arrangement

  • Base salary of $95,000-$130,000, based on experience.
  • Commission of 0.65% of eligible sales credited to the estimator, plus incremental personal milestone bonuses. Eligible sales require a signed contract or letter of intent, completed job setup, and applicable margin requirements.
  • At $8 million in eligible credited sales, the current plan would produce $52,000 in commission plus $11,500 in milestone bonuses, for $63,500 in variable compensation. Combined with the stated base range, that equals $158,500-$193,500 in annual cash compensation. This is an illustration, not a guarantee.
  • The written commission plan controls eligibility, sales credit, shared-bid allocation, margin requirements, cancellations, and payment timing.
  • Three weeks of PTO from the start date plus seven paid company holidays.
  • Medical, dental, and vision coverage for employees and their families beginning 90 days after hire. Metalmaster currently pays 75% of the premium.

  • Up to $6,000 in relocation assistance, subject to the written offer terms.
