Commercial TPO Roofing in Chicago, IL
Metalmaster Roofmaster installs, replaces, and repairs commercial TPO roofing systems across Chicago and the surrounding suburbs. TPO is one of the most cost-effective single-ply membranes for flat and low-slope commercial buildings. Our crews heat-weld every seam for a watertight roof built to last decades. We have served Chicagoland for 49 years, fabricate sheet metal in-house, and carry a 0.66 EMR safety rating, meaning our workers-comp claims run at 66 cents on the dollar compared to the industry average of 1.0.
What is TPO roofing?
TPO (thermoplastic polyolefin) is a single-ply roofing membrane for flat and low-slope commercial roofs. Its reflective white surface bounces sunlight rather than absorbing it, which lowers cooling costs through summer. Seams are heat-welded, not glued, producing a bond stronger than the membrane itself.
Why TPO works for Chicagoland commercial buildings
- Energy efficiency. The reflective surface cuts rooftop heat gain and cooling load through Chicago summers. For buildings with high cooling costs, that adds up fast.
- Durability through the seasons. Freeze-thaw cycles, wind, ponding: TPO handles all of it without cracking.
- Heat-welded seams. Welded laps do not fail the way taped or glued systems do. The bond is stronger than the membrane itself.
- Flexible attachment. Mechanically fastened, fully adhered, or ballasted: we match the method to your building and budget.
Our TPO installation
Every TPO roof we install is handled by trained crews under a full-time safety director. Flashings, edge metal, and custom sheet metal details are fabricated in our own 40,000 sq ft shop in McHenry, IL, so they match the membrane and arrive on site ready to install. Nothing waits on a supplier. Our crews install TPO systems from Johns Manville, Elevate, and Versico. We also install Versico’s 16-foot-wide TPO, which means fewer seams across your roof and fewer potential leak points.
Manufacturer warranty access
The warranty your building qualifies for depends on who installs the roof. Metalmaster Roofmaster holds elite credentials with all three manufacturers we work with. That opens warranty tiers an uncertified contractor simply cannot offer.
- Elevate Master Contractor. This is the highest Elevate applicator tier, and it lets us register the Red Shield Platinum warranty on your behalf. No-dollar-limit, full-system coverage (membrane, insulation, flashings, and labor) for up to 30 years. It includes hail and wind coverage and transfers to a new owner when the building sells. Your roof becomes a documentable asset on the balance sheet.
- Versico Gold Medal and King’s Court applicator. Your Versico TPO project qualifies for the Total System warranty with the Plus V extension: no-dollar-limit, full-system, and the Plus V rider allows ongoing maintenance to extend the warranty term over time.
- JM Peak Advantage Contractor. Johns Manville TPO systems installed by us qualify for the JM no-dollar-limit warranty covering the complete roofing assembly.
An uncertified contractor cannot register any of these warranties on your behalf. If warranty coverage is part of your decision, the applicator’s credentials matter.
The roof system installation at the Sam’s Club in Romeoville continues to impress every representative that sets foot on the roof. This is a mechanically fastened roof with no wrinkle in sight. Very impressive!

Frequently asked questions
How long does a TPO roof last?
A properly installed TPO roof typically lasts 20 to 30 years, depending on membrane thickness, attachment method, and maintenance.
Should I choose TPO or EPDM for a Chicago commercial building?
TPO’s reflective white surface lowers cooling costs and suits buildings focused on energy efficiency. EPDM’s black membrane retains heat and is a long-proven option. We assess your building and recommend the right fit.
What affects the cost of a TPO roof?
Roof size and access, membrane thickness, attachment method, insulation, and the condition of the existing roof. We provide a fixed quote after a site assessment.
Is TPO good for Chicago’s climate?
Yes. TPO handles freeze-thaw cycles, wind uplift, and summer heat, which makes it well suited to the Midwest.
Do you repair existing TPO roofs?
Yes. We inspect, locate leaks, and repair TPO roofs, including systems other contractors installed.
What is the difference between a standard TPO warranty and a Red Shield Platinum or Versico Total System warranty?
A basic contractor warranty covers labor for a limited period. Elite manufacturer warranties cover the full system (membrane, insulation, flashings, and labor) with no dollar cap on repairs. The Elevate Red Shield Platinum runs up to 30 years, covers hail and wind, and transfers to a new owner at the time of sale. The Versico Total System warranty with the Plus V rider provides the same no-dollar-limit, full-system coverage. Neither is available through an uncertified contractor.
