Standing-seam metal roofing: what it is and how it performs

Standing-seam metal roofing is a common commercial metal roofing profile. Panels run vertically from ridge to eave and interlock at raised seams that are crimped or mechanically seamed in the field. The seam conceals fasteners from direct weather exposure and keeps fastener penetrations out of the exposed panel field.

Panels attach with hidden clips that allow movement as the metal expands and contracts with temperature. The amount of movement depends on panel material, length, and temperature range. A properly designed concealed-clip system accommodates that movement without fixing the full panel length directly to the substrate. On exposed-fastener systems, repeated thermal movement can place stress around penetrations and washers over time.

MMRM installs both structural and architectural standing-seam systems:

  • Structural standing seam. Self-supporting panels that span from purlin to purlin and do not require a continuous solid substrate. They are commonly used for metal buildings, distribution centers, and long-span commercial structures. Seam height depends on the specified system.
  • Architectural standing seam. Installed over a solid substrate such as a wood or steel deck. It is used where the roof geometry is complex or the profile is part of the design intent, including institutional buildings, office campuses, and commercial facilities. Snap-lock and mechanically seamed profiles are available.

MMRM forms panels in-house and can produce specified Berridge standing-seam profiles, including snap-lock and mechanically seamed systems such as Tee-Panel, Zee-Lock, and Snap-Clad. For projects specifying an Elevate system, MMRM installs UC-3, UC-4, UC-6, and UC-14 standing-seam panels. System selection depends on the substrate, slope, geometry, performance requirements, and manufacturer details.

Panel finishes: Kynar/PVDF and color options

The finish on a commercial metal roofing panel affects color retention under UV exposure, thermal cycling, and Midwestern weather. Kynar 500 and Hylar 5000 are PVDF coating options used for commercial applications. Warranty length and coverage for fade, chalk, and film integrity depend on the coating manufacturer, color, substrate, and project specification.

Because we form panels in our own shop, we can coordinate stock or custom-coated coil with project-specific profiles and widths. Color availability, minimum orders, and lead times still depend on the selected material and coating supplier.

  • Kynar 500 / Hylar 5000 PVDF coatings. Common commercial panel finish options. Manufacturer warranty terms vary by product, color, substrate, and specification.
  • Standard commercial colors. Coil-stock options may include stone gray, charcoal, bronze, gallery white, slate blue, and other colors.
  • Custom colors. Available through custom-coated coil on qualifying orders. Confirm minimum quantities and lead times during the design phase.
  • Galvanized and Galvalume substrates. These substrates may be specified when a painted finish is not required and corrosion resistance is a primary consideration.

Panels fabricated in-house: why it matters on your project

Some commercial metal roofing contractors rely on panels formed by an outside manufacturer. MMRM bends and forms metal roofing panels in our own 40,000 sq ft fabrication shop inside a 100,000 sq ft facility in McHenry, Illinois.

Panels, flashings, transitions, curb wraps, and edge details are formed in our shop to project dimensions from coordinated drawings. When verified field dimensions differ from the plan set, fabrication and field teams can review the change within the same company. Material availability and coating lead times remain supplier-dependent.

  • Pre-fabricated to project dimensions. Panels are cut to documented lengths, with field verification and adjustment handled as the system requires.
  • Custom flashings and transitions in-house. Related details are coordinated with the specified panel system and formed in the same shop when they fall within our scope.
  • Less panel-house dependency. In-house forming shortens the scheduling path, while coil, coating, and accessory availability remain supplier-dependent.
  • One company coordinates fabrication and installation. Shop and field teams work from the same project information and can resolve detail questions internally.

Installation methods and deck types

Standing-seam metal roofing works across a range of structural conditions. We assess the deck and existing assembly before recommending the installation approach.

  • New construction over structural framing. Structural standing-seam panels can span from purlin to purlin on metal building construction. The panel provides the weathering surface and structural span; insulation and vapor-control layers are configured for the specified assembly.
  • Re-roofing over an existing assembly. Standing-seam metal can go over some existing built-up or single-ply roofs using a sub-framing system. The existing assembly must be suitable to remain, and the deck must carry the added dead load. Where project conditions and code allow, this approach may reduce tear-off and disposal.
  • Ventilated over-roof systems. A designed air space between the existing roof and new metal panels can reduce heat gain, support drying, and help manage cold-climate moisture conditions. Suitability depends on the existing assembly, slope, ventilation design, and code requirements.

Warranty coverage

Commercial metal roofing warranty coverage may include finish, material, system, and workmanship terms from different parties. The proposal and manufacturer documents should identify the coverage that applies to each project.

  • Panel finish warranty. PVDF finish warranties may address fade, chalk, or film integrity. Duration, exclusions, and remedies depend on the coating manufacturer, color, substrate, exposure, and product selected.
  • Workmanship warranty. Coverage and duration are project-specific. Confirm the applicable workmanship terms in MMRM’s proposal and contract documents.
  • Membrane manufacturer warranty, where applicable. On projects that combine metal roofing with a membrane component, the membrane portion may qualify for manufacturer coverage. Eligibility and terms depend on the specified system, approved details, inspection requirements, and manufacturer acceptance.
